Assessments

The Illinois system for appealing property assessments provides several opportunities for taxpayers to have incorrect or inaccurate assessments corrected. These options include:

An Informal Appeal at the Township Assessor Level: If you believe that there is an error or discrepancy in the information about your property that affects the assessment amount, please contact your Assessor. Calling attention to an error early allows for adjustments to be made quickly and without using the formal appeal process. This process could involve a visit from your Deputy Assessors to measure or verify the information provided.

A Formal Appeal to the County Board of Review: If you have already spoken with the Township Assessor and still believe that your property is not valued correctly, you may file a formal complaint to the County Board of Review. A Formal Complaint can only be filed within 30 days of assessments being published.  Assessments for 2024 were published on July 31, 2024. For more information about filing an appeal, please see our frequently asked questions. For more information about the Winnebago County Board of Review, visit the website here.

Appeal to the Illinois Property Tax Appeal Board: If you are still unsatisfied with your assessed value AFTER filing a formal appeal to the Board of Review, you can appeal the assessment to the State Property Tax Appeal Board. Your PTAB must be filed within 30 days of your Board of Review decision date. For more information, please visit the website here.
